Do I need HOA approval in Santa Fe?
It depends on the neighborhood. Some sections of Teal Run and Centennial Oaks have an HOA and many older streets don't. Bring any guidelines you have and we'll design within them.

Santa Fe was formed in 1978 when Alta Loma and part of Arcadia joined, taking its name from the Santa Fe Railroad. The result is a city with homes from every era, from 1930s cottages on the older streets to newer builds in Lago Mar, a master-planned community around a 12-acre lagoon. A small cottage roofline and a two-story lagoon-view home need very different amounts of light, and we size each design to the house.
HOA rules are less predictable here than in most cities we serve. Teal Run and Centennial Oaks include both HOA and non-HOA sections, and many older streets carry no HOA restrictions at all, so we ask about it at the consultation rather than assuming either way.
Out toward Vacek Country Meadows, larger rural lots can put the house well back from the road, which changes how a display reads from the street. Distance isn't a problem for us either: we're in Santa Fe regularly all season, with the drive from League City already planned into each day's route.

Yes. Every design is sized to the property, and a cottage roofline gets a layout suited to it, not a package built for a larger house.
